Unlike in the UK, releasing the equity in your property can be difficult in Spain. Most Spanish banks believe you must be in financial trouble to need to do this and, as a result, release of capital was almost impossible until recently.

Thankfully attitudes are changing and it is now possible to release a proportion of your equity quickly and cheaply however the lender will still need to know that the funds are being used for legitimate purposes.

As they believe this type of lending is more "risky" interest rates are slightly higher and taxes, valuation and notary fees are also payable.

Interest rates are generally higher than for a new purchase with rates typically around EURIBOR+ 1.25%.
